Barcelona Enforces Strict New Real Estate Rules to Tackle Urban Housing Crisis

 

BARCELONA: To protect local residents from skyrocketing rental prices, the City Council of Barcelona, in coordination with the regional government, has enforced a strict new housing regulatory framework. The legislation introduces strict limits on short-term holiday rentals and temporarily freezes rent hikes in heavily congested urban neighborhoods.

Under the new mandates, property owners who repeatedly list residential apartments on tourist platforms without a registered municipal license will face severe financial penalties. Local administrative authorities noted that the policy aims to re-introduce thousands of apartments back into the long-term housing market for local families and students. While tourism associations have expressed operational concerns, civic groups have lauded the move as a necessary intervention to keep the city liveable.
